⌛ It's almost the final days to lodge an SMSF loan for a residential purchase. They have become increasingly popular in recent times for everyday Australians to plan for their retirement.
The last day for SMSFs to enter into a binding contract to purchase residential property using a Limited Recourse Borrowing Arrangement (LRBA) is August 9, 2026. The actual settlement of the property does not need to occur before August 10, 2026. It only matters that the contract was legally entered into beforehand.
Unfortunately this sudden policy change from Labor and The Greens will have the following consequences (call me for references and research on the topic):
- Reduction in new rental homes being built
- New projects stalling that relied upon SMSFs for Pre-Sales
- Tighter rental market (lower vacancy, higher rents)
- Lender consolidation (some specialised lenders and brokers)
- SMSF buying Commercial property instead (no ban on this)
