NEWS: Bathla Group has entered voluntary administration.

Teneo was appointed administrator on Tuesday to Universal Property Group, Raj & Jai Construction and many related entities.
Universal Property Group reported around $3.2 Bill in loans as at June 2025. This was a number that raised eyebrows recently. It's a lot. Some is secured and some is unsecured.
Roughly 14,873 homes sit in projects under construction or in development, of which 13.4% were pre-sold. Around 500 jobs are potentially affected.
The number of pre-sales is an interesting number. Development finance is paid from settlements, and a pipeline of nearly 15,000 homes with 13% pre-sold means settlement income hasn't materialised as needed to pay ongoing loans. The loans don't stop to wait. Cash flow has been squeezed.
Managing director Bhart Bhushan cited the combination of: softening sales, May federal budget changes, falling buyer confidence and rising construction costs as the issues.
Teneo's Stephen Longley states the priority is stabilising the business so that construction activity and ongoing sales and settlements can continue.
This incidence is not isolated: 1,522 construction businesses failed in NSW during the 2025/26 financial year.
